Terms of use

1. About the platform. NanoEstate is an online classifieds site for real estate in Montenegro. It publishes listings and connects advertisers with interested parties. NanoEstate is NOT a real-estate broker within the meaning of the Montenegrin Law on Real Estate Brokerage, does not take part in negotiations or transactions, and charges no sale or rental commission.

2. Acceptance. By using the site you accept these terms. If you do not agree, please do not use the platform. You must be at least 18 years old.

3. Account. Provide accurate details at registration and keep your password safe. You are responsible for everything published from your account. One person — one account; agencies may hold a business account with their agents.

4. Publishing listings. Only the owner or a person authorised by the owner (including agencies) may publish a listing. Price, area, location and photos must be accurate and relate to that specific property. Every listing is reviewed before publication; a free listing runs for 7 days and can be renewed free of charge.

5. Prohibited: false, misleading or duplicate listings; photos used without rights; advertising property without the owner’s knowledge; discrimination of any kind; spam or abuse of inquiries, reviews or messages; any content contrary to Montenegrin law.

6. Premium services. Listing promotion and agency plans are charged according to the published price list. A service activates after payment is recorded and lasts for the paid period, with no automatic renewal. No refunds for listings removed due to violations of these terms.

7. Reviews. Agency reviews must describe personal experience only. Fake, commissioned or offensive reviews are prohibited and may be removed.

8. Liability. Listing content is published by users and the advertiser is responsible for its accuracy. NanoEstate does not guarantee the accuracy of listings or the condition of properties. Before buying or renting, ALWAYS verify the property and its documentation — the title deed at the Real Estate Administration — and consider engaging a lawyer.

9. Moderation and termination. We may remove listings, reviews or accounts that violate these terms. Serious or repeated violations lead to a permanent ban.

10. Intellectual property. By publishing content you grant the platform a non-exclusive right to display it on the site and in notifications (email, social media) to promote your listing. Bulk scraping of site content is not allowed without permission.

11. Changes. We may amend these terms; the current version is always published on this page. Registered users will be notified of material changes.

12. Governing law. These terms are governed by the law of Montenegro; courts in Podgorica have jurisdiction. Contact: kontakt@nanoestate.me.
